I’m surprised this Atlas condo is still available. I represented the seller on a one bedroom short sale in Atlas last fall, and the condo sold for $290,000 with multiple offers. In a Wall Street Journal Article dated July 10, 2011, it mentioned that now is a great time to buy real estate, but only if you qualify for a good mortgage loan. 
Interest rates are extremely low and home prices are down as well, meaning this is a great time to purchase a new piece of property. Since the collapse of the real-estate market, the best way to get a good rate on purchasing a home is you need to have a great credit score and put down a large down payment. For those who need to borrow money, need to start paying close attention to their credit scores. As of last week, there has been some new rules created to make it easier to see how one’s credit score affects the interest rates they pay. “These rules, the result of last year’s Dodd-Frank financial-services legislation, require banks and other lenders to disclose to consumers the scores used to determine interest rates charged borrowers, or to deny credit.” Read the rest of this entry »

California Senate Bill 183 was signed into law to regulate the installation of Carbon Monoxide detectors. The law is a two-part law that requires an update to the Transfer Disclosure Statements used in real estate transaction, and pits into law the Carbon Monoxide Poisoning Act of 2010. 
As of July 1, 2011, the fist part of the new law requires that Transfer Disclosure Statements (TD forms) include a line item regarding the presence of absence of a Carbon Monoxide detector in the same manner as Smoke Detectors, for all residential units that are sold. This applies to almost all types of occupancies from rentals, single family owner-occupied, to multi-family housing. If the property is being sold, it must now include a Carbon Monoxide Detector if the residence has fireplaces, gas appliances, and/or attached garages as describes below.
The second part of the law enacts the Carbon Monoxide Poisoning Prevention Act of 2010 which requires that all residential properties, not just those being sold, be equipped with a CO Detector when the property has a fossil fuel burning heater or appliance, fireplace, and/or an attached garage. All single-family homes in structures with 1-4 units (owner or tenant occupied) must be equipped with a detector on or before July 1, 2011. Make sure a Carbon Monoxide Detector is installed in all properties prior to the Appraisal being completed, so that a re-inspection is not required.
